Help!

My husband signed a contract with a real estate broker. The broker came to him with an investment deal. The broker had him sign a contract that stated he would get $200.00 when the house sold. However, the broker also found a renter that he said would be a good tenate and pay. She didn't we couldn't make our house payments and the rental. We lost the house and all the money we had put into it. We feel we were not told the truth about the situation. Our credit is ruined and he wants to sue us for the $2000.00, but it was contingent on the sale of the house. Can he succseed?
