The person who executed the quitclaim deed can not undo that action unless they can go to court and prove they were under duress when they executed the deed or that there was some type of fraud involved. In that case it would require a court judgment from a judge to undo it.

Once a quit claim deed is signed, the transfer is completed and it can't be voided by either party.

The only way to reverse the transaction is to have both parties sign a new quickclaim deed revervsing the outcome and therefore overriding the first. This may be extremely difficult to complete unless the grantee & grantor both agree to sign.

Otherwise, to have the courts void the deed, you have to prove it invalid. You'll need to be hire an attorney to prove the transfer invalid, which can be expensive and there is no guarantee that you will be successful.
