What are my rights a tenant when your inspection has been received for over a month and repairs have not been done. repairs such as toilet wobbles.

I have filled out my inspection form stating all of the repairs which needed to been completed, from day one and have given it to the realtor of the townhomes i reside. I was told that maintenance would handle these repairs by the week, as they have my requisite form. From August 3 to August 21, I have been told that maintenance will either handle first thing in the morning (at least 3tx) or they will get on it soon. No one has contacted me checking to see if these repairs have been completed at all. I was wondering if I could receive a portion of my security deposit back for breach of lease responsibility, or something? What can I do, other than just move out (not an option with kids)?

It it sounds like you have done what is required by law meaning that you have given the landlord a written repair request. The next step that you need to take now, if the landlord is not responding to you and seeing that the repairs are done. Is to report your landlord to your local building or housing agency-look under the city or county goverment listings in your phone book. As far as being able to get a portion of your security back for their lack of taking care of the repairs will not happen. If you have had to put out any money in order to fix anything that the landlord would not fix all you can do is take them to small claims court.
