If I find property to rent, after terminating the tenant brokerage agreement, do I have to pay the broker commission?

I live in Georgia and signed an exclusive tenant brokerage agreement with a broker and he/she could not find what I was looking for. If I terminate the agreement, and find a rental house on my own, do I have to pay the broker commission? In section 5 of the agreement, it mentions at the end that I would pay commission on properties shown to me by the broker, but nothing more.
Just curious...
