I can only speak for property in Texas but it may be the same elsewhere. The Texas Real Estate Commisssion has sales contracts you can download used to purchase land or land with buildings on it or residential sales contract. I would suggest you spend the few hundred bucks and get a real estate attorney to draw up the paperwork for your own protection and do a title search to make sure there are no liens or other incumberances on the property.
