Hello, Our business is building prefab natural round log cabins and houses.
We use the "Scribe fit method" and hand peel and sand smooth natural round logs of Spruce, hemlock and cedar, red or yellow cedar. We usually get about 35 dollars per square foot, and that varies depending on what is included. Feel free to ask me any questions You may have.

Hi. That is a great question. There are many factors that determine the price of a log cabin kit. The first thing you need to decide is whether you are looking for a milled log home or a handcrafted log home.

Milled log kits are constructed of log which are run through a mill. The logs are very standardized and tend to be smaller with a lower insulating value. A handcrafted log home is constructed using hand tools and chain saws. The logs tend to be larger in diameter with a higher insulating value. Each log in a handcrafted log home is hand peeled scribed with hand tools and chain saws. Handcrafted homes have more unique characteristics because each log that goes into the home is selected by hand and carefully placed in the home. Because handcrafted log homes are more labor intensive, they tend to be more money than milled logs.

Next, you need to decide the style, log species and size of the logs to go into your new log home kit. There are many styles in both milled and handcrafted logs including chinked, Swedish cope, D-log etc. Different companies build in a variety of log species including but not limited to Lodgepole Pine, Western Red Cedar, Oak, Spruce, Hemlock, Yellow Cedar. I have found that building in Pine tends to be cheaper than cedar. Once you decide on the species of log, you will need to determine the size of the logs in the kit. Typically, milled log homes have average log diameter between 6 ? 10? whereas handcrafted log homes tend to have logs > 10? in diameter.

Once you determine all of these things, you need to ask each log home company a variety of important questions. First, what materials are included in the log package? Just the logs? Roofing? Is shipping included? Is the actual log set on your foundation included? It is pretty hard to compare each log package ?apples to apples? because each log home vendor includes different things in their packages. Another issue to consider is whether the log vendor is also a general contractor or if you will be constructing the home yourself or hiring a contractor. These issues all factor into the price.

Once all of these questions are answered, you can make an educated decision. I cannot speak for all log home companies but I can give you some general pricing information. I own Jeremiah Johnson Log Homes. We construct handcrafted log homes with Lodgepole Pine and Western Red Cedar in both chinked and full scribe Swedish Cope methods from 10? in diameter up. Our 10? diameter handcrafted chinked style log home packages start at $38 per square foot. Our 14? Swedish Cope Style log home packages start at $60 per square foot and our 18? Western Red Cedar log packages start at $90 per square foot. We are also a general contractor. Our full turn-key build prices start at $130 per square foot plus the price of the log package. These are handcrafted prices. I can tell you that some milled log packages can be significantly cheaper but you need to weigh that factor with the aesthetics and insulation factors of the logs.
